Sculpture and landscaped entry at Sterling Ranch with the foothills behind
Littleton, Colorado

Sterling Ranch

A master-planned community beside Chatfield State Park, built around open space and water stewardship.

Overview

Living in Sterling Ranch

Sterling Ranch spreads across roughly 3,400 acres in northwest Douglas County, between Chatfield State Park and the Roxborough foothills. A large share of the land is set aside as open space, with trails threaded through each village.

This is one of the most active parts of Nicholas’s business. He has listed, sold and leased homes on streets like Moonshimmer Trail, Golden Hour Avenue, Autumn Moon Street and Star Fall Circle, and follows builder releases and resale pricing here closely.

Homes & architecture

New and nearly new homes from multiple builders: townhomes, paired homes, single-family homes on compact lots and larger semi-custom homes on view lots. Design guidelines and water-efficient landscaping are part of the plan.

Setting

Douglas County, south of C-470 along Titan Road and Waterton Road.

What defines Sterling Ranch

Chatfield next door

Direct proximity to the state park’s reservoir, trails and open water.

Water-conscious design

Sterling Ranch was part of Colorado’s first residential rainwater-collection pilot program.

Trails & parks

Neighbourhood parks and trail connections between villages and into open space.

Ongoing build-out

New villages continue to open, so inventory and pricing shift through the year.
